How to choose an apartment in Thailand to buy: condo up to 900 thousand baht (less than $29000)

In the first part “How to choose an apartment in Thailand to buy: the cheapest condos” we looked at condominiums costing from 600 to 700 thousand baht (approximately 24 thousand dollars).

In the same article, I mentioned that there will be a sequel. I was planning to do a review of apartments for sale in the range of 800,000 – 1,000,000 baht, but there are a lot of proposals in this range, so I split it in two. In this post, we will look at apartments between 800,000 and 900,000 baht.

Unlike the previous article, I will not mention apartments that do not belong to the foreign quota. Those for which the type of ownership is not specified will also not be mentioned.

If you are looking for an inexpensive studio in a condominium, then you should focus on the price of 900-950 thousand baht, since everything that is cheaper, or has a flaw, or is a bargain that quickly disappears from the market and needs to be watched.

I liked the room itself. Not very convenient location – Jomtien, not near the sea. Nevertheless, as a result of all the rooms in this note, I would choose this one.

I liked this apartment. Depending on what turns out to be stronger of the three feelings: the desire to be closer to the sea, the desire to be closer to central Pattaya, the desire to have a room with high-quality repairs and good furniture, this room may well become a candidate for purchase.

A small room on the border of South Pattaya and Jomtien. A sofa on its side evokes a thought brings up the idea that the room is quite cramped. There is something wrong with the photographs – either photographs of two rooms are mixed, or it is one room in different years.

Up to 900 thousand baht, and up to 1 million baht, it is impossible to find a good room near the city center. For this money, you can buy good rooms in Jomtien and worse rooms on Pratumnak Hill (the edge of southern Pattaya towards Jomtien).

3. Information on the doors of apartments

While visiting the condominium you are interested in, walk through the floors – often on the doors of apartments for sale and rent there are corresponding announcements with phone numbers.

In this article, I will show you the condition in which new homes are being sold in Thailand. This does not mean village houses, but within the city or suburb.

I lived in a similar house for almost a year (in Pattaya), on the second floor there is what can be called a balcony. But this is rather an open space, quite large, for example, we used to grill barbecue there.

The living room is quite large. Some people make a garage instead of a living room.

All three bedrooms are located upstairs.

Each bathroom has a shower, toilet bowl, sink, but on the second floor this bathroom is larger, and on the first floor it is smaller, it can be located under the stairs.

Bedrooms are of different sizes, on the second floor one large bedroom is located on one side with an entrance to the balcony, and the other two are on the other side. You can comfortably accommodate a large family or guests.

When building modern houses, special insect-killing chemicals are laid along with the foundation.

Houses in Thailand have one serious drawback – a foreigner cannot own land, which decides the fate of the house. The way out of this situation: 1) Buy a house in the name of the spouse (bad); 2) To create a Thai company and buy a house in its name is also not an option, because this company should be owned by Thais for more than half.

In what condition are apartments for sale in Thailand on the primary market?

My friend bought an apartment in Bangkok (Thailand) last year. This is a one-room studio in a condo. She bought at the construction stage, when the apartment had to be accepted, she called me – together to look for flaws.

She bought more as an investment, and to live too. She plans to sell in 5 years – because if she sells earlier, she will have to pay tax (she said that 30 thousand baht is a tax in this case).

In the photos below, an apartment for about 800,000 baht on the second floor. But she paid 20 thousand baht extra, and we moved to the eighth floor (to be more precise, she sold her right to this room and bought the right to another room, the difference was 20 thousand).

This is what the apartment looks like upon acceptance – I marked with arrows sockets, bulbs, a fire alarm sensor and a piece of paper that we glued to the place that the builders should fix for FREE, because in our opinion there is some kind of defect.

This is a shower – all the plumbing is already there: a toilet bowl, a sink, taps, the shower itself, a mirror, partitions. What is missing is a water heater (remember, the average day / night temperature in Thailand throughout the year is + 30 ℃). Well, there are no hooks for towels yet.

The floor is covered with material, the walls are plastered and painted, the electrical wiring is installed, the sockets and switches are working, the bulbs are screwed in, the water and sewerage system are working, the double-glazed windows are inserted, the door to the balcony is ready, the water to the balcony (kitchen) is supplied and working. It is enough to put a bed and you can live. But, of course, you have to install the air conditioner yourself.

In this photo, I have marked yellow pieces of paper with arrows. The bottom line is that before acceptance, the office worker gives a stack of sticky papers and keys. You need to find all the flaws, stick a piece of paper on the problem area and write on it what the essence of the problem is. Uneven corners, ugly decorative elements, a crooked shower door – all this should be fixed.

In fact, we pasted so many pieces of paper not only because we were so fastidious - the room was really kind of unfortunate. The new room on the eighth floor did not have these problems.

Currently, the condo I'm talking about has a pool – here it is in the photo (there I am in the pool).

The pool is small but ok.

There is also a gym, which is also not very large, but everything you need is there. In the evening, it is packed to capacity, and during the day it can be completely empty.

There are plans to launch a free tuk-tuk to the metro. For those who have never lived in Bangkok, I will explain. From the metro (BTS) "inland" the streets run taxi-motorcycles. Not a single sane taxi driver on a motorcycle will take you around the city, it's too dangerous - only by car. But it is very convenient to get to the metro and back by motorcycle. In any area it costs 10 baht. So, hotels and some condos have their own tuk-tuk, which run along the Metro-Home route every 15-30 minutes. For residents of the house (or hotel guests) it is absolutely free. Here is such a tuk-tuk in the plans to launch from a condo.

How to choose an apartment in Thailand to buy: the cheapest condos

When planning something serious, you need to prepare a lot in advance. And if your idée fixe is to buy an apartment in Thailand (so that you never pay rent again), then you've come to the right place))

I have spent quite a lot of time (and will still spend) studying the apartments offered for purchase in condominiums, as well as living in various Thai dwellings, so I have a lot to tell.

Probably, it is better to put the legal nuances of the purchase procedure in a separate article, but there are moments that cannot be ignored when analyzing the ads for the sale of apartments in Thailand.

First, a foreigner can only buy apartments in houses that are legally recognized as condominiums. That is, if you find a cheap room in some Thai three-story building, then you cannot buy it if the house is not recognized as a condominium (and this is most likely the case!).

Secondly, there is a “foreign quota” – foreigners cannot own more than half of the apartments in a condominium. If you buy an apartment that is registered in a foreign name, then everything is fine, the foreign quota is transferred with the apartment. If the apartment is in a Thai name, then, in theory, if there is a foreign quota for this house, then it can be written down to a foreigner, if there is no quota, then it is impossible. There is an option to open a Thai company and register an apartment on it, but I don't like this option.

So far, that's all with legal nuances – a separate article will be devoted to them.

The most important characteristics of apartments:

1. Location. If you live in Jomtien, then to walk around Central Festival you will need to either take public transport, or take a taxi, or drive a motorcycle yourself. If you live outside Sukhumvit Rd, then in order to return home in the evening after sitting in a bar, you need to take a taxi (public transport no longer runs, and it is better not to drive drunk). That is, the fact that you are already in Thailand is good, but living somewhere in Central, South, North Pattaya is better than beyond Sukhumvit Rd or Jomtien area.

2. Condition. A cheap apartment in poor condition, together with repairs, can equal the cost of a better apartment, plus the saved time. You also need to remember that sometimes sellers like to upload photos of an apartment “in their youth”.

  • the gym has not existed for a long time

But there are some advantages:

  • the most important thing is the location. This is the city center. You can easily get to the beach, either by public transport or on foot.
  • kitchenette on the balcony, exactly as I like
  • the price for an apartment in the center is still low.

Let's look at the condition:

The balcony is glazed. But you can see either dirt or mold.

The room seems to be normal.

The toilet is not very good, and there are stains on the ceiling – apparently, water also leaks from the neighbors.

Conclusion: if possible apply for a foreign name, I would buy. This is really the best location you can afford for the money.

Studio of 28 sq m is located on 6th floor in the Condotel Chain condominium, 200 meters from the beach. Foreign quota.

15-storey condominium Pattaya Condotel Chain is conveniently located in the Central part of Jomtien beach, 200 meters from the beach. Protected area, athletic facilities, a swimming pool, parking.

Price: ฿ 780,000

There is a foreign quota, but this is Jomtien.

Conclusion: to get to interesting places, you need a motorcycle or taxi. If in reality the room looks like in the photographs (fresh), then it is quite worth the money, this is a good offer.

I hope that Thailand's “bottom-level huts” did not disappoint you too much. We looked at apartments up to 800 thousand baht, in fact, this is really the very bottom. If we talk about Pattaya (and not about Thailand as a whole), then the level of demand among foreigners affects the price. But coronavirus (COVID-2019) began its effect on China in late 2019 and early 2020 and by March 2020 had an extremely negative impact on the price of apartments in Pattaya. The Chinese refuse to buy apartments already reserved, and also do not conclude new housing contracts.

Result: the price of some objects fell to 50%. Luxury apartments for more than two million baht can now be bought for a million baht and sometimes even for 800 thousand baht.

It takes time to understand whether such a fall will affect only some new buildings or spread to the entire Pattaya housing market. The further change in the price of real estate will depend on the duration of the COVID-2019 pandemic and the speed of economic recovery in countries, primarily China.

The risks of buying property in Thailand

The most important thing to remember when buying an apartment in Thailand, especially if you plan to live in it, is that ownership of residential real estate does not give any priorities in the visa issue, and Thailand is a fairly strict country in terms of issuing visas for long-term residence.

If you buy an apartment as an investment, then in your favor fact that Thai Baht is very stable against the dollar currency. Risk factors: the residential real estate market in the resort city, as in all similar cities, is overheated, although quite moderately – there is potential for growth. The second risk factor: dependence on the tourism industry, which is affected by visa/immigration policies (hardened in recent years) and the welfare of the countries from which tourists come.
